The following policies are available from Elim Housing’s office on request free of charge.If you would like to have a copy of any of these policies please contact your housing officer.

Allocations and Lettings Policy

This policy describes how we select tenants and from which source, including how we prioritise and assess tenants needs and how we decide on the size and type of accommodation we offer.

Compensation Policy

Elim Housing is expected to provide compensation to tenants in certain circumstances and this policy explains in which circumstances compensation will be offered and the level and nature of compensation which will be offered. Such circumstances include failure to carry out repairs, improvements that you have made to the property or if you are forced to move due to major repairs or refurbishment.

Confidentiality Policy

This policy sets out the principles for how Elim Housing will keep, store and use information on its staff, tenants and contractors.

Harassment Policy

The Harassment Policy sets out the procedure which Elim Housing will follow if a complaint of harassment is made. This policy also covers racial harassment. Elim Housing is committed to investigating and resolving any reported instances of racial harassment and other forms of harassment.

Maintenance Policy

Elim Housing wishes to maintain its properties in good condition and to provide an efficient and effective repairs service to its tenants. The Maintenance Policy explains how we intend to do this including the implementation of the Contractor Code of Conduct and the target times for repairs to be carried out. It also explains the association’s responsibilities with regard to repairs.

Anti-Social Behaviour Policy

This policy explains how Elim Housing will deal with issues of anti-social and nuisance behaviour.

Pets Policy

The Pets Policy explains that Elim Housing will not discourage pet ownership where facilities and arrangements for their proper care exist. It also details the properties where we have decided it would be unsuitable to keep a pet.

Resident Involvement Policy

Elim Housing is committed to the principles of consultation and involvement. We recgonise that by involving, and being accountable to, our residents, we will continue to develop the quality of the service we provide in seeking to meet residents' housing and support needs. Our approach will ensure that our services are influenced by the people living in our homes, and that we account for our actions clearly and effectively.

We are currently working to develop a resident involvement “toolkit” to broaden the involvement opportunities provided and to provide residents with all of the relevant details on one handy place.

Rent & Service Charge Setting Policy

This policy explains how we set fair and assured rents and service charges, how they are implemented and how we notify tenants of rent increases.

Right to Improvements

Tenants may carry out improvements to their homes, however the association must grant permission BEFORE any significant alterations take place.

If tenants follow a specific procedure they may be able to claim compensation for improvements which they have carried out when their tenancy ends. Details of this scheme are contained in the Compensation Policy.

Right to Repair

If the association fails to carry out repairs in line with our current policy, tenants may be able to claim compensation. Details of this scheme are contained in the Compensation Policy.

Transfer and Exchange Policy

Elim Housing is a small housing association with a wide variety of accommodation types in a number of different regions. We do, however, assist tenants who wish to transfer or exchange as much as we possibly can.  This policy explains in more detail how we can assist and support tenants who wish to move.
