When you become a general needs tenant of Elim Housing you will sign and receive a copy of your tenancy agreement.
As a legal document the tenancy agreement sets out the rights and obligations under which you live in your home. It is therefore, an important document and should be stored in a safe place. If you wish to know more about your tenancy or have any questions, please contact your housing manager.
We offer joint tenancies to couples sharing general needs accommodation. This grants equal status to both parties and makes each partner jointly and individually responsible for their contractual obligations.
Tenancy Rights
Your tenancy agreement describes the following rights that you may have as a tenant such as:
- right of succession
- right to take in a lodger/sub-let
- right to transfer/exchange
- right to buy/acquire
- right to information
- right to consultation
- right to compensation
Your Responsibilities
The tenancy agreement also sets out your responsibilities in more detail on:-
- possession and use of the property
- payment of rent
- pets
- internal decoration and minor repairs
- ending the tenancy.

Changing the Tenancy Agreement
If we wish to change the terms of your tenancy (with the exception of the amount of rent), we will write to you explaining what changes are proposed and their effect and inviting you to comment within a month. Your comments will be taken into account before a final decision is made.
Following this consultation, a month’s notice will be given before the terms of the tenancy are altered. Assured tenants must give their written consent to a variation in their agreement.
