It is Elim’s intention to carry out a stock condition survey (SCS) of all our properties excluding those we manage for other organisations. We are planning to commence this survey in September 2020, and it is anticipated that the survey will take about 3 months overall to carry out. What is a stock condition survey? A stock condition survey allows us to collect information relating to each property condition, and it's compliance with the Government’s Decent Home Standard. The survey will cover four main areas:
We will need to view all internal and external areas of your property, including any loft space. The survey also covers the building structure (roof, windows, doors), assessing any risk to health and safety, and noting energy efficiency. The survey does not cover any repairs items these should be reported in the normal way.
How long will the survey take?
A full survey takes up to one hour but only about 10-20 minutes in your home.
What will the surveyor bring with them?
The surveyor will arrive on site carrying a photo ID, ladder, and data recording device amongst other equipment.
Will I have to take time off work?
The surveyors will do their best to arrange an appointment time which is convenient for you. The surveyors can carry out the survey between 8am and 5pm. Please note that we are unable to make appointments on weekends or outside these hours.
Will the surveyor be able to tell me when any further works will be carried out?
The surveyor visiting you is engaged solely to carry out the SCS survey and will not be able to discuss the outcomes of the survey. We cannot confirm any major replacement until funding becomes available so we cannot give definite replacement dates during the survey. The information gathered during the survey will be entered into a database and used to identify future programmes of works. We will be publishing the proposed planned work for the following 5 years on the completion of the survey, we will then write to you when your property is due for renewal work, confirming your inclusion with details of what happens next.

It is important for us to gain access to your property for the reasons highlighted above and to enable us to carry out the survey as quickly and avoid having to revisit. If we do not have this information, we cannot ensure items like kitchen and bathroom replacements are carried out.
We will be contacting each customer by letter during August to book an appointment in the Autumn, so that we can offer you a convenient appointment. Your cooperation is essential to enable this process to be undertaken successfully.
