Development Programme

The Elim Housing Group has an ambitious new development programme with a target for our portfolio to reach 1,000 homes by 2023.

By 2023 Elim Housing will deliver 120 new homes for affordable rent and ownership; these will be equally split between homes for affordable rent and shared ownership properties. Our commercial subsidiary, Lime Property Ventures, will develop a further 60 homes for sale, which will generate profit for reinvestment in the work of the Group.

Elim Housing Association’s growth will be focussed in the four core operating areas of Bristol, North Somerset, Gloucestershire and South Gloucestershire. However, we are actively seeking to extend the specialist services we offer across a wider geographical area; this includes the development and management of Gypsy and Traveller accommodation or specific support services.

Lime Property Ventures will also pursue opportunities across a broader geographical area as directed by its independent Board of Directors.

Development Partners

We are currently a preferred development partner with Homes England, Bristol City Council, Gloucester City Council, South Gloucestershire Council and North Somerset Council. We are also a member of the West of England Housing Development panel.

We continue to build relationships with our new and existing strategic partners, with a particular focus on formal joint ventures which will allow us to pool our expertise, resources and funding to share risk and contribute to the achievement of our development programme. We are also very interested in creating partnerships with new suppliers and contractors to take advantage of new methods of construction and create new offers in the market place.

Recent Developments

The recent developments that we have completed are testament to the variety and breadth of our development programme. Providing homes for single people who are ready to move on from supported accommodation, general needs family homes and homes for the Gypsy and Traveller community, we have delivered a range of tenures including social, intermediate and affordable rent, and shared ownership home.

The Forecastle
Completed in March 2018, the Forecastle has undertaken an impressive transformation with robust connections into health and wellbeing, training and employment. It provides 17 studio apartments and an emergency crash-pad.
Kingsway, Gloucester
Completed over 2016/17, Kingsway offers 40 new homes for affordable rent, shared ownership and discount market sale.
Wade Street
Completed in December 2015, Wade Court offers 19 new homes including 5 houses and 14 flats which are a mix of affordable rent and shared ownership.
Greenfields
Completed in May 2015, Greenfields offers 24 Gypsy and Traveller residents permanent pitches, with a fully equipped ancillary block, patio area, parking and children's play area.
Carswood View
Carswood View completed in 2015 and provides 8 permanent pitches occupied predominantly by new Travellers. The site also offers 5 transit pitches.
Padfield Gardens
Completed in 2015, Padfield Gardens offers 3 houses, 7 flats and a maisonette, all affordable rent.
Bouverie Court
This scheme includes 3 houses, 4 townhouses and 14 social rented and intermediate rented flats.
St. Hilda's Court
St. Hilda's Court in Gloucester provides 12 affordable rented flats with parking facilities.
